Scarcroft, North Leeds

Works involved the complete remodelling of all existing ground and first floor spaces together with a large two storey side extension forming a double garage to the ground floor and games and cinema rooms above. Externally levels were altered to form access into the new garage and the driveway / access road was re-dressed.

To construct the extension a series of driven piles were installed so as to avoid any impact on or damage to existing tree roots (two of the existing trees in the garden had tree protection orders attached to them). A series of ground beams were then installed with structural slab over. External cavity walls were constructed using random walling stone to match the existing property façade. Inside the extension was finished to the same high standard as in the main part of the house.

The existing house was dismantled leaving only the floor joists and external walls. Window and door opening were widened or introduced and full length dormers added to both the front and rear of the property. We then insulated all walls, floors and roof spaces throughout and re-roofed the entire property using a modern slate tile. We then installed aluminium framed windows and doors throughout along with electronically operated roof lights and garage doors.

Inside the property the layout was completely altered and refurbished to suit our clients needs. We introduced a new heating system throughout with underfloor heating on the ground floor using an overlay wet system. We also re-wired the property in full and installed CCTV, alarm, data, telecoms and AV systems. A bespoke kitchen was installed on the ground floor as was large format floor tiling and natural wood flooring. We finished off by decorating throughout.

Our efforts resulted in a beautiful, well insulated, well presented home fit for comfortable family living with more than a nod to the buildings original appearance externally. Our Client described the design intent as ‘modern classic’ and we have to admit that the end result was certainly that.
