Victorian Villa - North Leeds

Works to this Victorian villa close to Leeds Bradford Airport involved the complete re-modelling of the existing house and also the construction of an extension to the side of the property. We were also tasked with upgrading an Annex building for use as guest accommodation and to re-purpose the existing single storey garage into a new gymnasium c/w shower room.

Works to the Main House included removal of the existing roof covering and timbers, upgrading and insulating the roof construction and recovering using the existing slate tiles. Floor levels were altered and room layouts re-arranged to suite the Client’s needs. Two storey glazed lanterns were added to the front and rear of the building to create inviting, open, sunlit, double height atrium spaces each side of the property. The main house was then re-plastered throughout and finished to the Clients impeccable taste using solid wood flooring, decorative tiling, and painted surfaces to create the beautiful and stunning family home you can see on the images.

The plumbing and heating systems were fully replaced and under floor heating added to the ground floor areas. Walk in wet rooms and rainfall showers were installed on each floor as well as a stunning family bathroom on the second floor. We employed a specialist electrical sub-contractor to remove the existing electrics and to fully re-wire the site. Our specialist partner then installed new automated controls, audio visual services and equipment and specialist lighting to help make this Victorian property technologically future proof.

A single storey extension with pitched roof was added to the side of the property to house the wonderful open plan kitchen diner. This was linked to the main house via large openings formed though the existing side wall of the existing house. This extension, formed using zinc effect standing seem cladding to the walls and roof and large aluminium framed windows and sliding doors, was beautifully finished inside and is now the heart of this family home.
